The 8 bedroom Villa Sant’Angelo is immersed in the enchanting Tuscany hills. It’s an old country manor which once belonged to the noble family of Conti Ghezzi who loved to spend their holidays here.
Recently restored it has managed to maintain its original charm thanks to the rare finishings: antique wooden beams, terracotta tiles, stone fireplaces in the large rooms, choice of colours and the very large illuminated environment.
The furniture has been carefully chosen, both functional and comfortable, but distinguishable with the elegant Tuscany classical style furniture which can be found in most homes today.
Distances:
Poppi with all kind of shops at 3 km, Soci at 3 km, Bibbiena at 5 km.
At guests disposal:
The villa is completely enclosed by a fence and has an independent entrance and enjoys complete privacy. A large garden surrounds the house and here there is a private swimming pool (16m x 8m depth 1.5 mt).
From here, following a footpath, you can reach a lake, tennis court, and also other trekking footpaths within the densely thick woods.
Our guests are free to explore the farm and have free access to the large biological vegetable garden which has been cultivated using old traditional methods.
SANT'ANGELO WELLNESS CENTER ( to pay on the spot)
A wellness center is available near the property (600 m from the villa, reachable on foot) and it is to share with the guests of Podere Sant’angelo and B&B Sant’angelo:
Sauna: the heat purifies your body and frees your mind.
Vitality Pool: the massage in hot regenerated and relaxes the body and soul, experiencing deep sensations of true well being.
Heated Swimming pool (8m x 4m) with naturally cleaned sea marine water.
Emotional chrome shower: perfume, water, colour for a one and only experience.
Relax room: the suggestive view of the Tuscan countryside and the taste of the relaxing tisane tea is the best conclusion to a route for a feeling of regeneration which will never cease to amaze you.
The farm is situated next to a large dense wood, and here there is a natural footpath which permits guests to reach the tennis court and lake.
Guests are free to explore the farm and go on long walks around the lake. They are free to use the tennis courts and have access to the biological vegetable garden which is cared for using old local farming traditions and methods.

Is the ideal place to prepare meals and eat together, is in the middle of the garden is composed of a large dining room with fully equipped kitchen, also has a pergola covered terrace with tables and wooden chairs from which you also accessed in a wood oven and barbecue.
The annex is also the common room used as a laundry room with washing machine.
the kitchens are modern with frigo , dishwasher, stove and full crockery and cutlery .
The bathrooms are modern and very functional, all with shower and towels provided.

Wir waren im Mai 2025 mit 10 Erwachsenen, 2 kleinen Kindern und einem Hund für eine Woche vor Ort (es haben locker mehr Leute Platz), um einen Geburtstag zu feiern.
Die Anlage ist einfach wunderschön, fantastisch und genau wie beschrieben und auf den Fotos - vielleicht sogar noch schöner, mit der weite und grösse der Anlage. Die ganze Anlage ist sehr sauber und extrem gut gepflegt. Jeden Morgen sind die sehr freundlichen Besitzer persönlich vor Ort und reinigen und pflegen die Aussenbereiche.
Besonders toll empfanden wir den grossen Gemeinschaftsbereich mit allem was es braucht (grosse Küche, grosser Grill und Pizzaofen, grosser Gemeinschaftsraum innen, wenn das Wetter mal nicht gut sein sollte). Natürlich hat es auch im Aussenbereich genügend Platz für Essen, Apéro's usw...
Für uns besonders toll - das Gelände ist vollständig eingezäunt - unser Hund konnte den ganzen Tag frei unterwegs sein und hat dies auch genossen.
Der See der zum Grundstück gehört ist wunderschön und auch der Tennisplatz sehr gepflegt. Es ist auch ein Spazierweg im Gelände angelegt (Dauer ca. 30 Minuten Spaziergang) - unglaublich schön und einfach ein zusätzliches "Goodie".
Man spürt, dass die Besitzer mit Herzblut dabei sind und die Anlage entsprechend pflegen. Stefano, Roberta und insbesondere Andrea sind jederzeit über Handy erreichbar (er hat übrigens Zugang zu den besten Bistecca alla Fiorentina - 3 Finger - der Toscana), sehr freundlich und helfen mit Tipps rund um die Uhr...
Wir mieten ab und zu solche Liegenschaften im Süden. Dies war mit Abstand die schönste und beste Liegenschaft die wir bisher hatten. Einfach wirklich alles super und jederzeit wieder.

We had a very nice stay in mid October. The property with separate buildings and a common place with a big kitchen was very good for 17 persons. The grill, pizza oven, swimming pool, tennis court and wide area were perfect for a active family with adults and children of different age.
The service and help from Andrea was very nice and good. 10+.

Il luogo ideale per la nostra riunione di famiglia. molto ben tenuto, tranquillo e spazioso. I padroni di casa sempre disponibili e gentili. Abbiamo gustato i frutti dell'orto (lattuga, verdure, cipolle, zucchine, ...).

Communication with the hosts regarding this Villa was excellent from the beginning. The Villa itself was fantastic, offering lots of space, walks, tennis court, fishing lake. The hosts were on site briefly every morning to maintain the pool and the vast surrounding area. They were always friendly and helpful but never intrusive. If we had questions or needed anything then they responded very quickly. We were a group of 14 family/friends and the Villa provided more than enough space for everyone. The wood fired pizza oven and barbecue were a brilliant addition and we used them on several occasions. The views from the Villa were breathtaking and it is a couple of minutes drive to a shop and nearby town of Poppi.
We had a chef come in one evening to cook dinner and hired a minibus one afternoon to take us all to a vineyard for lunch. We arranged this through Posarelli Villas who have also been great to book through.
A visit to the castle in Poppi is a must, if even for the view. We drove right up to the castle where there is parking and lovely cafe where we had breakfast a couple of times. Arezzo is a beautiful town and on certain days had an antiques market. Taking the train from Poppi to Arezzo opens up lots of possibilities for visiting Florence, Rome, Assisi to name a few.

It has been a fantastic Holiday for the family in Tuscany.
The Villa was a fantastic place with lots of space, perfect arranged inside for 18 people.
The Tennis court was perfect, the area around for hiking perfect too, and not least a very fine and nice pool, which was cleaned every morning by the owner, who also cleaned the terrace and made arrangement with the flowers.
The owners were very kind and helpful all the way during their stay, and the “Chef” was a big hit making excellent food with 4 courses every evening.
So, just top rating all the way around – thank you to all of you.
